Leesburg, VA

Ashburn, VA
Ashburn is where a lot of Loudoun’s punch lists are born: new furniture, a 65-inch TV, builder fans that wobble, and HOA rules about what you can see from the street. We work these houses constantly.

Sterling, VA
Sterling’s housing is older than the planned communities to the west. That means decks that have seen thirty summers, windows that leak at the stool, and plumbing that has had three generations of DIY faucets.

South Riding, VA
South Riding is a family community with HOA eyes on fences, decks, and what faces the street. The work is real: gates that sag, gutters after a storm, and the interior list that never got done after soccer season.

Brambleton, VA
Brambleton homes are young, which does not mean they are finished. Builder punch lists miss the living-in-it work: fans, shelves, assembly, caulk that failed in year three, and the TV that still sits on a dresser.

Purcellville, VA
Purcellville and western Loudoun sit higher and windier than Ashburn. Houses here include in-town older homes, farmhouses off the 21st Street corridor, and newer streets that still take the same winter the orchards do.
