The default Ashburn townhome living room puts the TV over a fireplace or on the wall you share with a neighbor. Both are solvable. Neither is “use the longest lags in the carton and hope.”
Party walls are not a rumor
If the living room shares a wall, we do not treat it like an interior partition you can fish HDMI through. You can still mount the set. You may get a paintable cord cover instead of an in-wall hide. That is not a lesser install. That is how you avoid a conversation with the person on the other side of the gypsum.
Fireplaces have heat, mantels, and sometimes a metal chase
A gas log under a shallow mantel is a common Ashburn and Brambleton layout. TV manufacturers publish viewing-height and heat guidance for a reason. We measure mantel depth and the gap above the firebox. If the only way to center the set puts it in rising heat, we will say no and suggest the adjacent wall. A warped frame is a more expensive lesson than a different furniture layout.
- Bring the TV weight and the mount’s rating. We check both.
- Metal studs need listed toggles or wood backing — not drywall anchors from a junk drawer.
- If you already have holes from a previous mount, we can patch them after we pick a better location.
